MDU Types
Garden Style Apartments – Popular in both suburban and more recently, urban communities; garden style apartments offer a less than traditional style of apartment living. When most people think of apartments they imagine long, narrow breezeways with boring door after door to units with lackluster interiors and even bleaker exteriors. Garden style apartments have made it chic to live in apartments again with their fresh take on the apartment complex. Characterized by clusters of low-rise buildings usually no more than four stories high; these complexes have open areas and focus on elements of nature. Units are usually anything from studio to a full three bedroom apartment. Amenities such as pools, playgrounds, separate addresses for each building, and open pathways add to the open nature of the complex. Intricate landscaping and artistic park like areas with many apartments boasting patios or pool access round out the style cues for these types of developments.
High-Rise Apartments – Located almost exclusively in urban areas such as downtown, midtown or uptown areas of city centers; these complexes are usually very luxurious and offer an easy commute to offices in their respective areas. There are many more units and variety of configurations from studios all the way up to penthouse. Most high-rise buildings offer a lot of convenience related amenities such as laundry service, sundry shops, and even small grocery stores in some buildings. Pools if equipped are usually quite plush and located rooftop or high above the city. Due to the price of real estate where these are typically located, units can run anywhere from a few thousand a month for leased units to seven figures for purchased units.
Wrap-Style Apartments – Often referred to as a “Texas Doughnut,” wrap style apartments are a low-rise structure that is considered “urban transitional” by design. Usually located in areas that are a buffer zone between urban and suburban areas of a metropolis; this style is perfect for places that have not completely evolved from a suburban configuration to an urban one. Structures of this nature are normally four stories of on-grade construction that encloses an above-ground parking garage. Since the garage and housing units are not structurally joined it allows for high cost efficiencies. This style gives the feeling of an urban streetscape while relieving residents of the hassles of urban traffic and lack of parking solutions. Despite being simplistic in nature, wraps can easily be built to accommodate 40-50 units per acre of land.
Podium Style Apartments- The Podium style of apartment construction has gained quite the push in true urban locations. A low-rise, typically five story wood structure on concrete substructure referred to as the “podium;” these structures have been offering a low-cost alternative to the high-rise tower construction. The podium while housing the lobby and parking garages also often houses ground level retail and dining space; making it a perfect spot for the urban dweller who favors the city life at a more reasonable price.
Townhomes –Think of a townhome as a melding of apartment, duplex and traditional home structures. Townhomes are characterized by structures that offer duplex, triplex or quadplex configurations of conjoined housing units where each unit shares at least one wall with another unit. Units can be stacked vertically or side by side as well as half-duplex units that are popular in the northeastern US. The draw of a townhome is it mimics the comforts and amenities of a traditional home but without as much of the exterior upkeep and often in congested urban areas where a traditional home is not possible. Townhomes tend to be on the expensive end of estate due to their urban locations and typically high demand areas.
